Job Title: Lead Project Manager – Ground-Up Hotels

Location: Kohler, Wisconsin

Salary: $140,000–$150,000 base + bonus + full benefits

Our client is a top-tier construction Project & Cost Management consultancy with a national presence and headquarters in New York City. Known for delivering exceptional service across sectors including hospitality, corporate, retail, healthcare, and mission-critical facilities, the firm provides end-to-end support; from early planning and budgeting through construction and final occupancy.

With an exciting pipeline of high-profile projects, the firm is expanding its team and is seeking a Lead Project Manager to oversee a major ground-up hotel development . This role requires deep experience in new construction and a strong ability to represent the owner's interests throughout all phases of the project.

Key Responsibilities:

  • Serve as the primary point of contact for the client, representing their interests throughout design, permitting, construction, and closeout.
  • Manage all aspects of ground-up hotel construction , from pre-construction planning to final turnover.
  • Lead project teams, consultants, and contractors to ensure on-time, on-budget delivery with a high standard of quality.
  • Oversee all financial aspects of the project, including budgeting, forecasting, invoicing, change management, and cost tracking.
  • Facilitate ongoing coordination with architects, engineers, general contractors, and client stakeholders.
  • Conduct regular site visits and lead project meetings to drive progress and resolve issues proactively.
  • Supervise and mentor internal team members such as Project Managers and Assistant PMs.
  • Ensure compliance with project documentation, RFIs, submittals, and contract requirements.

Qualifications:

  • Minimum 6 years of experience in project management within the construction industry
  • Proven experience managing ground-up construction projects , ideally in the hospitality/hotel sector
  • Background in owner’s representation, general contracting, or consultancy
  • Strong leadership and communication skills with the ability to manage complex stakeholder relationships
  • Skilled in construction scheduling, budgeting, and project controls
  • Ability to thrive in a client-facing role with high expectations for service and delivery

Preferred Education:

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field
  • Advanced degree (MBA or similar) is a plus

Compensation & Benefits:

  • Base salary of $140,000–$150,000
